Over time, Florida pavers collect dirt, black mildew, green algae and stains from sprinklers and cars. A professional paver cleaning restores the color and makes your driveway, patio or pool deck look cared for again. It is a deep, even clean that lifts dirt, mildew and stains without blasting the joints apart.
Paver Sealing Florida is a family-owned company based in Brandon. We have cleaned and sealed pavers across Tampa Bay since 2006. Owners Steve and Sam do every job, so the people who give your estimate are the people who show up.
Cleaning the right way protects the investment you made in your pavers. Joint sand stays in place, the surface stays smooth and the color comes back even. Every paver cleaning includes:
- Commercial surface cleaners for an even, stripe-free clean
- Mildew and algae treatment in shady areas
- Optional rust, oil and efflorescence treatment
- Rinse of walls, landscaping and nearby surfaces
- Joint sand top-off where it is needed

Patio Paver Cleaning
Back patios see less traffic than driveways, but they face more shade and moisture. Corners under trees stay damp. Planters drip soil and fertilizer. Grills and outdoor kitchens leave grease spots. Patio paver cleaning takes care of all of it in one visit.

We treat the mildew first, then surface clean the field so the color comes back even. Steps, borders and the edges along walls are detailed by hand. We rinse furniture areas, walls and planting beds as we go.
Outdoor kitchens often have stone counters or stone veneer next to the pavers. We clean those exterior stone areas with low pressure and stone-safe products. After cleaning, many customers seal the patio the same day. See our patio and lanai sealing options.
Driveway Paver Cleaning
A paver driveway takes oil drips, tire marks, rust from sprinklers and leaves from the trees out front. Driveway paver cleaning starts with spot treatments on those stains. Then we surface clean the whole driveway, apron and walkway for one even color.
Homes on well water often show orange rust where the sprinklers hit the pavers. That is common in rural east Hillsborough. We treat it with a rust cleaner made for pavers, then clean. Read what causes rust stains on pavers.
The trick is to clean driveway pavers without washing out the sand. Our surface cleaners spin at a steady height under a hood. They lift dirt and growth without the stripes and blown-out joints you get from a bare wand.
Have a concrete driveway instead, or a mix of concrete and pavers? Our driveway pressure washing service covers concrete slabs, sidewalks and aprons too. When you are ready to protect a paver driveway, see driveway paver sealing.
Pool Deck Paver Cleaning
Pool decks stay wet, sunny and busy. Chlorine or salt, sunscreen and bare feet all leave their mark. The shady edges under the screen turn green, and the area by the pool pump often shows black spots.

Pool deck paver cleaning starts with an algae and mildew treatment, then an even surface clean. We work carefully around the pool, the screen enclosure and your furniture. For decks near the bay or with salt water pools, our article on salt air and coastal paver care explains what to watch for.
A clean deck can still feel slick when wet. SurfaceLogix Cobble Grip is a slip-resistant add-on for pavers, travertine, marble and stone. Learn more about our pool deck cleaning and sealing service.
Brick and Travertine Paver Cleaning
Not all pavers are the same, so not all paver cleaning is the same. Concrete pavers can take a firm surface clean. Brick paver cleaning calls for more care, since older clay brick can be softer and more porous. We keep the pressure down and let the cleaner do more of the work.
Travertine paver cleaning is gentler still. Travertine has natural holes and a soft surface that can etch or pit under high pressure. We use low pressure and stone-safe cleaners, then rinse well. The same goes for exterior marble and other natural stone.
Travertine pool decks and patios look their best when they are sealed after cleaning. See our travertine cleaning and sealing service, or read our guide to cleaning a travertine pool deck. Cracked or loose stone? We coordinate travertine and marble repairs before sealing.
Mold, Mildew and Black Spots
Black spots on pavers are almost always mildew or mold. Green film is usually algae. Florida humidity, summer rain and shade from oaks give them everything they need. They grow fastest on the north side of the house, under trees and along wet edges.
Pressure alone does not fix it. Growth lives in the pores of the paver, so blasting harder only damages the surface. We apply a treatment at low pressure to kill the growth, give it time to work, then surface clean. That gives a deeper clean and slows the return.
Mildew comes back faster in some spots than others. Shady corners, low spots that hold water and areas next to sprinklers return first. Trimming plants back and fixing sprinkler spray can stretch the time between cleanings.
Sealing helps too. A sealed paver absorbs less water, so mildew has a harder time getting a foothold. Read more in our article on mold, mildew and algae on Florida pavers. Weeds in the joints? See how to remove weeds between pavers.
White Haze and White Spots on Pavers
Why are my pavers turning white? It is one of the most common questions we hear. There are two usual causes, and they need very different fixes.
Efflorescence
Efflorescence is a white, powdery haze that rises from inside the paver. Water carries natural salts to the surface, then evaporates and leaves them behind. It is most common on newer pavers. Pressure washing will not remove it. It takes the right cleaner. Learn more about efflorescence and how we treat it.
Cloudy or Failed Sealer
White spots on pavers can also be sealer that trapped moisture and turned milky. This often happens with a cheap sealer or one put down on damp pavers. Sometimes it can be corrected. When the sealer has failed, the fix is to strip it and start over. Stripping failed sealer runs $3.00 to $5.00 per square foot, based on condition. See brick paver sealer stripping and why paver sealer turns white or cloudy.
Not sure which one you have? Text a photo to (813) 389-3683 and we will take a look.
Paver Cleaning and Sealing
Cleaning alone makes pavers look better. Cleaning plus sealing keeps them looking better. A deep clean always removes some joint sand. So if your pavers have not been sealed in a few years, we recommend cleaning, re-sanding and sealing in the same visit.

Our paver cleaning and sealing visit includes stain treatment, a full surface clean and wet-sanding the joints so sand settles deep. Then we seal with Trident Hurricane CAT 5. It has twice the urethane of other brands: a 5-gallon kit has 2 gallons of urethane instead of 1. We are a Trident Trusted Certified Master Technician.
What to Expect on Cleaning Day
Before we arrive, move cars, grills and planters off the pavers if you can. Keep pets inside while we work. If you are sealing too, our sealing day prep checklist covers the rest.
Most customers go 3 to 4 years before a reseal. Labor is backed by our Lifetime Guarantee, and the manufacturer's sealer warranty is typically one year. Prices depend on size and condition, so every estimate is written after we measure. Our paver sealing cost guide explains what goes into the price.
Want paver sealing and cleaning on a concrete driveway or sidewalk too? We can pair it with our pressure washing service in one trip. For finishes and products, visit our main paver sealing page. Sunken or shifted pavers are fixed first through top-rated local installers. See paver repairs and leveling.

Paver Cleaning by Town
We clean and treat pavers in all of these communities, and you can add sealing the same visit or later. Each town page covers what we see there, from rust in well water areas to salt air along the bay.

Customer Reviews: Paver Cleaning
Sam and Steve are total professionals! Their service and product are superb and our pavers look phenomenal. They also ensure the area and pool has been cleaned and vacuumed to ensure they leave it better than they found it. I am totally impressed with this company. Highly recommended if you want an HONEST AND COMPLETE job.
Sam & Steve did a great job, worked fast, removed all stains, and applied 3 coats of sealer. The pavers actually sparkle in the sun with the paver color shining throughout the pool deck. I was worried about the sand used around the pool area, but when they were done it was not gritty, and looked sharp. They did a wonderful job, highly recommended, and will use them again when needed again.
Sam & Steve are the best. We are repeat customers. They sealed the deck around the pool, driveway and porch. They do a professional job with great attention to detail. They also do a great job of cleaning up afterwards. Everything looks great and lasts for a good deal of time. We highly recommend them!

Paver Cleaning FAQs
Is paver cleaning the same as pressure washing?
Not quite. We use commercial surface cleaners and controlled pressure made for pavers. They clean evenly without stripping too much joint sand or leaving stripes. We also treat mildew, algae and stains before cleaning. Plain pressure washing with a bare wand can etch pavers and blow out the joints, which leads to shifting, weeds and ants.
Do I need to seal my pavers after cleaning?
You do not have to, but cleaning removes some joint sand and opens the surface. Sealing right after a deep clean gives you the most protection for your money. We wet-sand the joints and seal with Trident Hurricane CAT 5. Most customers go 3 to 4 years before a reseal, and labor carries our Lifetime Guarantee.
Can you remove stains during paver cleaning?
Yes. We treat common stains like rust, oil and mildew as part of the cleaning when you choose that option on your estimate. We also treat tire marks, tannin from oak leaves and efflorescence. Old, deep stains may fade a lot without vanishing completely. We will tell you what to expect before we start the job.
How often should pavers be cleaned in Florida?
A light rinse every few weeks helps. A professional deep clean every year or two keeps mildew and stains from building up, especially in shady areas. Sealed pavers stay cleaner longer, because they absorb less water and give mildew less to grab onto. Pool decks and shady patios usually need attention more often than sunny driveways.
Why are my pavers turning white?
The two common causes are efflorescence and cloudy sealer. Efflorescence is a powdery haze of natural salts that rises from inside the paver, often on newer installs, and it needs the right cleaner. Cloudy sealer has trapped moisture. If it has failed, stripping costs $3.00 to $5.00 per square foot, based on condition. Text us a photo.
Do you clean travertine and brick pavers?
Yes. Brick can be softer and more porous than concrete pavers, so we keep the pressure low. Travertine, marble and other natural stone get low pressure and stone-safe cleaners, since high pressure can etch or pit the surface. We clean exterior stone only, including pool decks, patios, walkways and outdoor kitchens. We do not clean interior floors.
