Patios and lanais are where Florida families spend their evenings, so they deserve to look their best. Shade from lanai roofs and trees keeps them damp, which leads to mildew, algae, and slippery spots. Furniture, grills, and potted plants leave rings and stains.
What We Clean and Seal
- Paver patios and screened lanais
- Walkways and front entries
- Outdoor kitchens and grill areas
- Fire pit areas and seat walls
- Travertine and natural stone patios (see travertine sealing)

Outdoor Kitchen Cleaning and Sealing
Outdoor kitchens collect grease, smoke, food spills, and mildew, and the stone around them soaks it up. We clean and seal the whole area: travertine, marble, and paver floors, stacked stone and veneer, and stone counters and bar tops. Grease and food stains are treated first, then the stone gets a sealer matched to it, so spills wipe up instead of soaking in.
- Stone counters, bar tops, and grill surrounds
- Stacked stone and stone veneer walls
- Travertine, marble, and paver floors around the kitchen
- Fire pits and seat walls nearby
How the Process Works
We deep clean the pavers and joints, treat stains like rust, mildew, and planter rings, then wash ASTM C144 joint sand into every joint. Finally, we apply a professional Trident sealer in the finish you choose, from natural matte to a rich wet look.
Keep It Looking Great
A quick rinse every few weeks and prompt cleanup of spills goes a long way. Our paver maintenance guide covers the simple steps that make your seal last longer.
Sealer Built for Florida Lanais
Patios and lanais get shade, mildew, grill drips, and storm runoff. On pavers we use Trident Hurricane CAT 5: twice as much urethane as other brands, commercial-grade protection, deep color, and joint sand that stays locked in. Most customers tell us they go 3 to 4 years before needing a reseal.

Slip-Resistant Coatings for Patios and Lanais
Shady lanais and screened patios stay damp and can get slick. We now offer slip-resistant coatings for travertine, marble, natural stone, and pavers, using clear Cobble Grip by SurfaceLogix with a non-skid additive in the final coat. It's an add-on for an additional charge, listed separately on your estimate. Learn about slip resistant coatings or read how we make pool decks safer.
Customer Reviews: Patio & Lanai Sealing
The professionalism, attention to detail and finished product of Steve and his crew was first class all the way. From the initial estimate, Steve was very thorough in explaining their extensive process to ensure you have a patio that looks brand news and is prepared to last. His team came on a Saturday to do the job as it had rained the day before, they are committed to their customers and my wife and I are very pleased with how incredible our patio now looks. Highly recommend Steve and Paver Sealing Florida.

They were timely, communicated well, informative and careful with our property. Not to mention, they are genuinely nice people. They’re officially on our contact list for future services. Highly recommend.
Wonderful experience from start to finish. They sealed our patio three years ago, and we were so pleased that we had them back again today. This time they also sealed our landscaping curbing, and everything looks fantastic. Great customer service and excellent workmanship—we couldn’t be happier.

Patio & Lanai Sealing FAQs
Can you seal a patio under a screened lanai?
Yes. Screened areas often stay damp and grow mildew, so we clean thoroughly and protect the screen, furniture, and nearby surfaces while we work.
Will sealing protect against grill grease and food stains?
Sealing makes stains easier to clean because spills sit on the surface longer instead of soaking in right away. Wipe up grease and food spills quickly for best results.
Do I need to move my patio furniture?
It helps if you can. If not, let us know during the estimate and we'll plan for it.
Can you seal fire pit areas and seat walls?
We clean and seal paver patios around fire pits and seat walls. We'll talk through which surfaces should be sealed and which should be left alone.
Do you guarantee your work?
Do you clean and seal outdoor kitchens?
Yes. We clean and seal outdoor kitchen floors, stone counters and bar tops, and stacked stone or veneer walls, treating grease and food stains first.
Do you seal indoor kitchen countertops?
No. We only work on outdoor kitchens and exterior surfaces.
