Florida humidity grows mildew and algae on just about every outdoor surface. Add summer rain, oak leaves and sprinkler water, and a driveway can turn gray or black in a single season. We bring commercial equipment and surface cleaners for even, stripe-free results.
The goal is simple. We use the right pressure, the right tools and the right cleaner for each surface, so it gets clean without getting damaged. Paver Sealing Florida is family-owned and based in Brandon. We have served Tampa Bay since 2006, and owners Steve and Sam do every job.
We pressure wash outdoor flatwork and hardscape only. That means concrete driveways, sidewalks and walkways, plus paver driveways, patios and pool decks. We also clean travertine, marble, natural stone, brick, stacked stone and fire pit areas. We do not wash roofs, house siding or interior floors.
Paver Pressure Washing
When people ask us to pressure wash pavers, they usually want two things. They want the dirt and mildew gone, and they want the pavers to stay put. Both matter. Too much pressure etches the surface and blows out joint sand. Once the sand is gone, pavers can shift, and weeds and ants move in.

So we do not power wash pavers with a bare wand at full blast. We pressure clean pavers with a commercial surface cleaner. It spins under a hood at a steady height, so every square foot gets the same clean. That is how you avoid the zebra stripes and swirl marks you see after a rushed job.
Concrete can take more pressure than pavers, and pavers can take more than natural stone. We match the method to the material, then treat the edges, steps and corners by hand. If you want the full story, read our guide to paver cleaning vs. pressure washing. For a deeper, paver-only service, see our professional paver cleaning page.
Searching for pressure washing pavers near me? If you live anywhere from Brandon to Wesley Chapel, Lakeland or Pinellas County, we can likely help. The town list near the bottom of this page shows where we work.
We also pressure wash brick patio areas, brick walkways and stacked stone. Older clay brick can be soft, so we keep the pressure low and let the cleaner do more of the work. If you are thinking about DIY, our article on what usually goes wrong when you pressure wash pavers yourself is worth a read first.
Driveway Pressure Washing
Your driveway is the first thing people see. It also takes the most abuse. Cars drip oil, tires leave marks, and sprinklers can paint the bottom of the slab orange with rust. Shady spots under oaks grow black mildew fast in our summers.

Our residential pressure washing driveway service covers concrete and paver driveways, the apron, the sidewalk and the front walkway. We pre-treat stains, surface clean the field, detail the edges and rinse everything off the slab. You get one even color from the garage door to the street.
Concrete driveways can handle more pressure than pavers. Pavers need a gentler touch so the joint sand stays where it belongs. As professional driveway cleaners, we set up for whichever surface you have. More details are on our driveway cleaning service page.
Have a paver driveway that has not been sealed in a few years? Many customers book driveway pressure washing and sealing in the same visit. Cleaning opens the surface and removes some sand, so it is the perfect time to re-sand and seal. Learn more about sealing a paver driveway.
Pool Deck and Lanai Pressure Washing
Pool decks and lanais live in sun, shade, water and chlorine or salt every day. Corners under the screen stay damp and turn green. Areas near planters collect dirt and black spots. Bare feet notice a slick, dirty deck right away.

Our pool deck cleaning service handles paver, travertine, marble and concrete decks. On pavers we surface clean at a controlled pressure. On travertine and marble we use low pressure and stone-safe cleaners. Soft stone can etch or pit if you hit it too hard, so we never rush that step.
We work carefully around pool water, screen enclosures, outdoor kitchens and furniture. Rinse water is directed away from the pool when we can, and we clean up the deck before we leave. See our pool deck cleaning and sealing service for the full process.
If your deck feels slippery once it is clean, ask about a slip-resistant coating. SurfaceLogix Cobble Grip is an add-on for pavers, travertine, marble and stone. Read more about slip-resistant sealing for pool decks.
Soft Washing for Pavers, Driveways and Stone
Not every stain needs more pressure. Black mildew and green algae have roots in the pores of concrete and stone. Blasting harder only spreads damage. A cleaner that kills the growth does more good than extra pressure ever will.
That is where a soft-wash style treatment comes in. We apply a cleaner at low pressure, give it time to work, then rinse or surface clean. A soft wash driveway treatment is a good fit for shaded concrete, heavy algae and surfaces that cannot take much pressure.
So what about soft washing concrete vs pressure washing? On most driveways we use both. The soft-wash step kills the growth. The surface cleaner then lifts the dead growth and dirt in an even pass. On travertine, marble and older brick, the soft-wash step does most of the work.
To be clear, our soft washing is for hardscape only: pavers, driveways, sidewalks, pool decks and stone. We do not soft wash houses, roofs or siding. Our article on black and green mildew and algae on pavers explains why it keeps coming back in Florida.
Stain Removal: Rust, Oil, Tannin and Efflorescence
Pressure washing alone will not remove oil or rust. Those stains need treatment first. Pressure washing then rinses them away. Here are the stains we treat most in Tampa Bay.
- Rust. Orange stains often come from well water or irrigation, especially in rural east Hillsborough. Fertilizer and metal furniture can leave rust too. See our rust and stain removal service.
- Oil and tire marks. Driveways and garage aprons collect oil drips and tire marks. We pre-treat them before cleaning. Our guide to oil, grease and tire marks on pavers covers what to expect.
- Tannin. Oak leaves sit in puddles and leave brown, tea-colored stains. They are common under the big oaks around Tampa Bay.
- Efflorescence. A white haze that comes up from inside pavers, often on newer installs. It needs the right cleaner, not more pressure. Learn more about efflorescence on pavers.
- Black mildew and green algae. Treated with a low-pressure cleaner, then surface cleaned.
Some stains fade a lot but do not vanish completely, especially old, deep rust. We will tell you what to expect before we start.
Pressure Wash and Seal Packages
For pavers and stone, cleaning is the perfect time to seal. A deep clean always removes some joint sand and leaves the surface open. Sealing right after protects that clean surface and locks the new sand in place.

Our pressure wash and seal visit follows the same steps every time:
- Pre-treat rust, oil, mildew and other stains.
- Surface clean the pavers and detail the edges.
- Wet-sand the joints so sand settles deep into every gap.
- Seal with Trident Hurricane CAT 5.
Hurricane CAT 5 has twice the urethane of other brands. A 5-gallon kit has 2 gallons of urethane instead of 1. We are a Trident Trusted Certified Master Technician. Most of our customers go 3 to 4 years before a reseal.
Every power wash and seal job comes with our Lifetime Guarantee on labor. The manufacturer's sealer warranty is typically one year. See our main paver sealing service page for finishes and products. For back yards, see patio and lanai paver sealing.
Sunken, shifted or broken pavers? We work with top-rated local paver installers so repairs are done right before sealing. Read about paver repairs and leveling.
How We Protect Joint Sand, Plants and Screens
A good pressure washing job is as much about what you protect as what you clean. Here is how we handle the parts of your property that are easy to damage.
Joint Sand
Surface cleaners and controlled pressure keep most of the sand in the joints. Some always comes out with the dirt. We top off joint sand where it is needed. If you are sealing, we wet-sand every joint before the sealer goes down. Losing sand year after year? Read why paver sand disappears.
Plants and Landscaping
We rinse plants, walls and nearby surfaces as part of the job. Cleaners are applied at low pressure and rinsed off so they do not sit on your landscaping. We also choose cleaners that are safe for pavers and stone.
Screens, Pools and Outdoor Kitchens
Screen panels tear easily, so we keep high pressure away from them. We work around pools, outdoor kitchens and furniture with care. Our article on pavers under screen enclosures covers the extra moisture these spaces see.
Before We Leave
We rinse the area, walk the job with you when you are home, and make sure you are happy. Every estimate is free and written, with your actual square footage. Call or text (813) 389-3683, 7 days a week from 8 AM to 8 PM, or request a free written estimate online.

Pressure Washing FAQs
Will pressure washing damage my pavers?
It can if it is done wrong. Too much pressure etches the surface and blows out joint sand. We use commercial surface cleaners and controlled pressure made for pavers, so they clean evenly without stripes. We top off joint sand where needed, and we wet-sand every joint when you add sealing. Natural stone gets low pressure and stone-safe cleaners.
Do you pressure wash travertine and marble?
Yes, but gently. Travertine, marble and other natural stone need lower pressure and stone-safe cleaners. Soft stone can etch or pit if it is hit too hard. We let the cleaner do most of the work, then rinse at low pressure. This keeps pool decks, patios and walkways clean without damaging the stone surface.
Will pressure washing remove oil and rust stains?
Not by itself. Oil and rust need treatment first, and pressure washing then rinses them away. We pre-treat oil drips, tire marks, rust from well water or irrigation, tannin from oak leaves and efflorescence. Old, deep stains may fade a lot without vanishing completely. We will tell you what to expect before we start.
Should I seal my pavers after pressure washing?
For pavers, it is the ideal time. Cleaning removes some joint sand and leaves the surface open and ready for sealer. We wet-sand the joints and seal with Trident Hurricane CAT 5, which has twice the urethane of other brands. Most customers go 3 to 4 years before a reseal, and labor carries our Lifetime Guarantee.
What is the difference between soft washing and pressure washing?
Soft washing uses a cleaner at low pressure to kill mildew and algae. Pressure washing uses water force to lift dirt. On most driveways we use both: the treatment kills the growth, and a surface cleaner lifts it away evenly. Our soft washing is for hardscape only, such as pavers, concrete and stone, not houses or roofs.
Are you licensed and insured?
Yes. Paver Sealing Florida is licensed and insured for all Florida counties, and we provide a vendor packet on request. We are family-owned, based in Brandon, and have served Tampa Bay since 2006. Owners Steve and Sam do every job. Free written estimates are available 7 days a week. Call or text (813) 389-3683.
